Consolidated Tomoka Completes Sale of Approximately 20 Acres for $2.43 Million

DAYTONA BEACH, Fla., Dec. 20, 2018 (GLOBE NEWSWIRE) — Consolidated-Tomoka Land Co. (NYSE American: CTO) (the “Company”) today announced the closing of the sale of 19.78 acres in an opportunity zone, for approximately $2.43 million, or approximately $123,000 per acre (the “2018 VanTrust Land Sale”). The land parcel is located on the east side of Interstate 95 and is adjacent to the 630,000 square foot Trader Joe’s distribution center.  The 2018 VanTrust Land Sale also included the Company’s conveyance of two adjacent parcels totaling approximately 7.0 acres, including land located within a power-line easement as well as a retention pond. The buyer, VanTrust Real Estate LLC, intends to start development of the parcel for an industrial warehouse/distribution use in the first half of 2019. The estimated gain on the Land Sale is approximately $1.7 million, or approximately $0.24 per share, after tax. The Company intends to utilize the proceeds from the 2018 VanTrust Land Sale to fund a portion of a previously acquired income property, through a reverse 1031 like-kind exchange structure.

As of a result of the Land Sale, the Company, year-to-date, has sold nearly 2,700 acres of land for an aggregate of approximately $49.9 million, or approximately $19,000 per acre.
